MONTE LAKE
Monte Lake, B.C. | Wildfire Rebuild
The Project
For the homeowners, this project began with loss rather than construction. They had left their Monte Lake property for a weekend camping trip when wildfire moved through the area and were unable to return home. What followed involved not only the loss of the property itself, but the insurance process, regulatory requirements and the difficult decisions that come with rebuilding after a wildfire.
By the time Kellermeier became involved in the rebuild, it was clear that the work ahead would extend far beyond replacing the structure that had been lost. The property itself needed to be reassessed before construction could safely proceed.
The Challenge
The homeowners first had to work through the insurance process before they could begin planning for reconstruction. Once they were ready to move forward, another setback emerged when a geotechnical assessment was required before rebuilding could proceed. Severe wildfires can significantly alter soil and site conditions, so the property could not simply be treated as though nothing had changed.
Kellermeier brought in its own geotechnical professional to assess the site and determine what would be required before construction could begin. During that process, another issue was identified when the existing septic system was found to have been compromised. Each discovery added another technical and regulatory step at a time when the homeowners were already dealing with the emotional and practical realities of losing their home.
The Kellermeier Approach
Fire rebuilding required Kellermeier to consider the property as a whole rather than focusing only on the replacement house. The team worked through the additional site requirements, coordinated the necessary geotechnical review and addressed the compromised septic system before reconstruction could move ahead.
The project also required a different level of sensitivity from a typical custom build. The homeowners were making significant decisions after an extremely difficult experience, and issues that might feel routine in another construction project carried very different weight in this context. Clear communication, patience and careful coordination became as important as the construction work itself.
The Outcome
Once the regulatory, geotechnical and servicing issues had been addressed, the homeowners were finally able to move ahead with rebuilding. The completed project represented much more than another finished residence. It helped return a family to a property they had unexpectedly lost and supported them through a long and complicated process toward having a home again.
The experience reinforced an important reality of wildfire rebuilding. Construction is only one part of the process. Insurance, site conditions, engineering, utilities and approvals can all influence when and how a rebuild moves forward.
REBUILDING AFTER A WILDFIRE?
The process can involve far more than replacing the home that was lost
If you are working through insurance, assessing a fire-affected property or beginning to think about the replacement home, Kellermeier can help you understand the construction process and the steps that may need to happen before rebuilding begins.
