COMMERCIAL CONSTRUCTION AND TENANT IMPROVEMENTS IN KAMLOOPS

Commercial Spaces Built Around How the Business Needs to Work

Kellermeier Contracting delivers commercial construction, tenant improvements and leasehold projects throughout Kamloops and British Columbia’s Interior, with close attention to function, coordination, workmanship and the details required to move a project from planning through completion.

COMMERCIAL CONSTRUCTION BEINGS
WITH THE BUSINESS

Every commercial space has its own purpose.

A clinic, professional office or tenant space will each have different requirements around layout, circulation, building systems, finishes, scheduling and the people who will use the space every day.

Kellermeier begins by understanding the intended use of the space, the scope of work and the wider project requirements before construction begins.

That early planning helps the project team make informed decisions, identify coordination requirements and establish clearer expectations around the work ahead.

SPACES BUILT FOR BUSINESS

Kellermeier focuses on commercial projects where careful planning, coordination and skilled construction are important to the finished result.

OUR APPROACH

A successful commercial project starts with clear planning

Commercial projects require close coordination, clear communication and a solid understanding of the business, the space and the schedule. Our team stays involved from early discussions through construction and handover, with attention to the details that influence how the finished space worls for the people using it.

01 Understand the Existing Home

We begin by looking at the property, existing conditions, plans, project priorities and how the home is currently being used.

02 Define the Scope

Clarifying the construction scope early helps establish a stronger foundation for scheduling, coordination and decision-making.

03 Bring the Project Team Together

We work with owners, designers, consultants, property managers and trades so construction requirements and responsibilities are understood before the work begins.

04 Plan Around the Schedule

Commercial timelines can be tied to leases, openings, business operations and other commitments.

05 Coordinate the Work

Kellermeier remains closely involved throughout construction, coordinating trades, monitoring workmanship and managing the different phases of the project.

06 Complete for Long Term Use

The finished project should support how the business operates today while being built with durability and long-term use in mind.

WORKING WITH EXISTING SPACES

Tenant and leasehold improvements often begin inside a space that was designed for anther use. Understanding those conditions early gives the project team more opportunity to coordinate the new use with the building that is already there.

Multiple people. One coordinated build.

BUILT AROUND THE PROJECT TEAM

Commercial projects involve owners, tenants, designers, consultants, property managers and trades. Clear responsibilities and communication across the project team can have a direct effect on both the construction process and the schedule.

COMMERCIAL QUESTIONS

Common questions about commercial construction

What is a tenant improvement? A tenant improvement is construction completed within a leased commercial space to prepare it for the needs of the business occupying it. The work can range from interior finishes and layout changes to more substantial construction involving building systems and other technical requirements.

What is a leasehold improvement? Leasehold improvements are changes made to a leased commercial property to make the space suitable for a particular tenant or business use. The exact scope depends on the existing space, lease requirements, business needs and project plans.

When should I bring a contractor into a commercial project? Earlier involvement can be helpful. A contractor can provide construction input while plans, requirements and schedules are still being developed, giving the wider project team more opportunity to identify coordination issues before work begins.

Do I need completed drawings before contacting Kellermeier? No. Kellermeier can begin a conversation while the project is still developing. If drawings, design work or other project information already exist, they can help the team understand the scope and stage of the project.

Can Kellermeier work with our designer or consultant team? Yes. Kellermeier’s approach is collaborative and commercial projects often require coordination between owners, designers, consultants, property representatives and trades.

How early should a contractor be involved before a business opening? There is no single timeline that applies to every commercial project. The amount of work, condition of the existing space, permitting, design, technical requirements, selections and material availability can all affect scheduling. The earlier the construction team understands the desired opening date and project requirements, the more effectively the schedule can be evaluated.

Does Kellermeier complete commercial renovations as well as new construction? Yes. Kellermeier’s commercial experience includes tenant improvements, leasehold improvements and other construction within existing commercial spaces.

Where does Kellermeier complete commercial projects? Kellermeier Contracting is based in Kamloops and works throughout the Southern Interior and North Okanagan. Projects are considered individually based on location, scope, timing and fit.
